Located in the Dallas-Fort Worth MSA, Three Forks Senior Living of Forney was built in 2013 and expanded in 2019. The community offers 80 units — 60 assisted living units and 20 memory care units. At the time of marketing, the facility was 65% occupied, entirely private pay, and generating $2.89 million in annual revenue. However, the community faced several operational challenges that resulted in a low net operating income.

The owner, seeking a strategic exit from the industry, enlisted Evans Senior Investments to manage the sale. The ESI team leveraged their expertise in the seniors housing market to implement a targeted marketing campaign, highlighting the community’s private pay model, modern construction, and potential for stabilization post-sale. Despite the short-term issues, ESI effectively positioned the deal as an attractive investment opportunity to prospective buyers. 

Throughout the transaction, ESI guided the seller through due diligence, negotiations, and closing, ensuring an efficient process from start to finish. Ultimately, a regional owner-operator already active in Texas acquired the property.
